CONSTRUCTION MANAGEMENT
Our comprehensive service takes a holistic approach to your project that is segmented into three stages of pre-construction; construction and post construction.
Pre construction involves design and documentation whereby MG Property Builders provide advice on components such as materials and availability, costs, delivery lead times and alternatives, as well as construction methodology, documentation and construction programming.
Importantly, cost control measures are implemented from the outset, and continually monitor the project cost estimates during design and certification phases. This serves as an early warning system of sorts, which our clients find invaluable when finding the balance between design and cost. Similarly, project variations over time to trade market rates are reported and compared with original allowances.
Pre construction planning aside, we adopt a pre-selected tender system, whereby competent and reputable contractors are invited to tender. Tenders are assessed, often renegotiated and submitted for client approval all of which is done with a high degree of transparency. Subsequent to client approval, the tenders are let, contracted and administered.
Construction involves us acting as custodians of our clients and taking responsibility for the site during construction. MG Property Builders oversee all site matters pertinent to the project, including the implementation of various program controls and reporting systems. These include progress and quality of works, workplace safety, relations and coordination, processing of all payment claims and variations, issuance of practical and final completion documentation, whilst controlling costs over all works as executed, which include contingency sums, PC adjustments and provisional sums.
Regular monthly progress reports can be prepared by us and forwarded to our clients. These reports reflect the status of works, discussions with the various consultants and authorities, and any next step action requirements by the respective party.
Post Construction includes our involvement in finalising all contractual matters, procuring all statutory approvals, permits, compliance and verification certificates, “as built” documentation and applicable guarantees and warranty.
Typically, the project team provided with this construction management includes an onsite manager and/or foreman with attendant labour supported by an offsite team that includes a construction manager and contracts administrator.
